We
administer a preventive maintenance schedule on the properties we
manage.
Our
system is highly effective. Every unit has a maintenance file, and
all major components of each unit are thoroughly tested and regularly
maintained every year. For example, the A/C and heating system is
subject to eleven separate tests and five maintenance actions, and
this servicing is carried out on all units during the same quarter.
Great Southern's
monitored maintenance system cuts costs, as maintenance staff discover
and correct small problems before they become expensive major issues.
The program includes incentives for maintenance staff, based on
quality of work and accurate record-keeping. Another benefit of
our schedule is that staff have the opportunity to regularly visit
units and are more likely to become aware of any misuse of unit.
